British Ministers Aim to Speed Up Homebuying by One Month

Ministers are attempting to shorten the period it takes to acquire a house by 30 days under new proposals aimed at overhauling the home acquisition procedure.

Transferring Expenses from Buyers to Sellers

The national administration will also review strategies to move financial burdens from buyers to sellers, including requiring vendors and real estate professionals to deliver to acquirers with essential data – such as the condition of the home and the extent of lease expenses – in advance.

"Buying a home should be a goal, not a ordeal. Our changes will fix the broken system so hardworking people can concentrate on the following stage of their lives."

Financial Benefits for New Purchasers

The accommodation authority said the initiatives were intended to help "stop unexpected problems which cause final-hour breakdowns", with calculations showing that new purchasers will save "approximately £710" when buying a home.

Examination System Across the United Kingdom

The examination system will include all of the UK – even though the process of buying a home changes considerably depending on which nation the building is positioned in.

  • Across England and Wales, there is no legal requirement to arrange an assessment of a building before you purchase it
  • Throughout Scotland, however, the property owner has to deliver a "property document" before they can place their home on the market

Legally Enforceable Agreements

The examination system will also consider offering an alternative for acquirers and property owners to complete legally enforceable agreements "to prevent individuals walking away from agreements after buyers painstakingly spend lengthy timeframes in talks".

The administration indicated this will help cut the quantity of collapsed agreements, so "important duration and resources aren't lost, as well as prevent disappointment and pressure for diligent individuals seeking the ideal property".

Regional Variations

Once more, though, the procedures differ across the UK. A building transaction is legally enforceable in England once contracts are exchanged, which can take more than 42 days. In Scotland specifically, this system usually functions much more speedily.

The program commenced when the ministry was managed by previous administrators who pledged to streamline the home acquisition procedure earlier this year.
